Sherman & Howard's leasing attorneys represent landlords and tenants in office, retail, shopping center, warehouse, industrial, ground, build-to-suit, restaurant and medical leases, including negotiating basic lease documents, renewal options, expansion rights, brokerage issues, rights of first refusal, rights of first offer and related matters. Our work also includes negotiating and preparing construction finish agreements for landlords and tenants relating to tenant finish build-out; coordinating fee, security and leasehold interests in leasehold premises through non-disturbance and estoppel certificates for landlords, tenants and lenders; assisting with exit strategies through the negotiation of assignments, subleases and landlord consents; and analyzing and advising regarding default issues and strategies for both landlords and tenants.
