Sherman & Howard's real estate attorneys represent clients in the purchase and sale of vacant land, medical, industrial and corporate campuses and buildings, regional malls, office buildings, hotels, apartment projects, ranches, world headquarter offices, laboratories, generator plants and industrial properties, restaurants, theaters, exclusive ranch and mountain properties, golf courses, and private residences. These transactions involve working cooperatively with our clients and their consultants to evaluate all aspects of a site and to develop creative measures to resolve issues and challenges that may be discovered in the course of due diligence. We negotiate with title companies, adjacent and former property owners and others to resolve title matters; we structure transactions, advocate in negotiations with environmental insurance providers and work with environmental experts to qualify projects for state and federal clean-up programs and safe harbors in connection with the purchase and sale of environmentally contaminated properties; and we negotiate and prepare other related and collateral agreements, including option agreements, access and construction easements, party-wall and other co-development agreements, allocations of entitlements, restrictive covenants, rights of first refusal, rights of first offer and repurchase options.
